 Renovations Shaping up at the Offices of CB&T 

If you call our office and hear something like an electric saw grinding in the background, it could very well be the carpenter working on our reception area.  Not only have we added additional offices to our current location, but we're spring cleaning, and upgrading our look.  Renovations and Expansions have gone as scheduled to date and we anticipate completion by the end of April.  Thanks to our Firm   Administrator , Jannine Warren and Chip Coover, our Managing Partner, we'll have a new and inviting look. Lawmakers Aim at Foreclosure Scams 

Two versions of a bill recently passed by Maryland lawmakers aimed to protect homeowners from foreclosure scams have Realtors concerned.  Both the House of Delegates and the Senate have passed versions of a bill to protect homeowners from unscrupulous investors.  In the past year, complaints have risen by homeowners who seek investors to spare them from foreclosure.  Sadly, some of the so called investors have tricked homeowners by inserting Quit Claim Deeds or a Power of Attorney into a stack of documents the homeowners are asked to sign; unknowingly the homeowner has turned over his/her home.  This scam has blossomed in the Maryland area as housing prices have soared.  The House version of the bill excludes realtors, as well as, lawyers and bankers – professionals who honestly help homeowners facing foreclosure, the Senate version does not.  It is expected that the two legislative bodies will work together to form a unified version. In the Spring a young man's fancy lightly turns to thoughts of love?

Recent press reports have noted the increased use of "Love Contracts" to address problems caused by office romances. Although not really contracts, these documents amount to a written memorandum of the consensual nature of the office romance. Such documents, signed while all parties are "happy" can be used to later frustrate claims that the employer ignored the "victim's" claim. Although allowing office romances is almost never ideal, once they begin they can be difficult to squelch. Getting the consensual nature of the relationship, and the fact that all are free to end the relationship at any time and for any reason, in writing can make all rest easier. Divorce Wrongful Detainer Action

You want a divorce, you have title to the house, you haven't had any children with your spouse, but your spouse won't leave - are you stuck in this sticky situation until your divorce is final? Not necessarily! Assuming there are no domestic violence allegations, a solution to this situation is found not in a family law court, but in a property law action. A spouse without a title to the family home is considered a "permissive" user of the home, but when permission is withdrawn, in the instance of an impending divorce, the non-titled spouse is in wrongful possession of the property and can be removed by filing an action in district court for wrongful detainer under Md. Code, Real Property Article Section 8-402.4. In the alternative, in case the court considers the non-titled spouse to be a "tenant" then treat the spouse as tenant "holding over" and bring an action under Real Property Section 8.402, but do not ask for money damages or a jury trial or your "quick solution" could get dragged out longer than either of the parties can bear!
